First monthly networking drinks of the year

Come and meet other local businesses at our monthly networking drinks tomorrow night. We meet at a different local bar or venue each time and this month's drinks are taking place from 5.30pm to 7pm at Meola Kitchen, 184 Garnet Rd, Westmere. If you think these sessions could be useful to you, you can sign up to become a GLBA member on the night. Feel free to bring along a fellow local business owner too! Nibbles will be served courtesy of the good people at Meola Kitchen.

Meeting of the Neighbourhood Support Action Group

PLEASE NOTE THE CHANGE OF VENUE FOR THIS MEETING: 7pm Monday 13 February, The Surrey Hotel, 465 Greatt North Road, Grey Lynn.

This is an important meeting as the Grey Lynn Neighbourhood Support Action Group will be deciding whether or not to link to the regional Neighbourhood Support network and benefit from the resources of the regional organisation. To help attendees make an informed decision, Neville Clifton of Auckland Neighbourhood Support will provide information about the organisation and the benefits of membership and then at a second meeting on 27 February, members will have the opportunity to discuss the proposition and put it to a vote.

Calling all volunteers! The Surrey Crescent shops need your help!

The Grey Lynn Business Association is becoming increasingly active in driving the rejuvenation of the Surrey Crescent shops and from time to time we need the assistance of volunteers to help us carry out basic maintenance and cleaning. We would also love to work with a bunch of energetic and enthusiastic locals to help us with the events we run for the benefit of businesses in the area. Our efforts are starting to pay off so if you'd like to be part of exciting times (and meet some cool locals!), please email us at info@glba.co.nz. We'd love to have you on board.

Sponsoring local touch rugby

GLBA is pleased to announce that it has contributed towards the cost of singlets for The Locals under 10s touch rugby team. Annie Heather has done a great job of organising the team, providing an interest and great way to keep fit for the local children playing in the team, and GLBA is thrilled to be able to help. The team will be playing a match in Grey Lynn park at 5.30pm on Thursday 9th February so please come along and support them.

Sad farewell to two fabulous GLBA board members

It is with great regret that we announce the resignation of Sunshine Yates (Waste Not Consulting) and Tanya Thompson (Skin Dynamics Vital Health, 229 Richmond Road) from the GLBA board. They have both been hugely valuable members of the board since the launch of the Grey Lynn Business Association. Sunshine was key in pulling together all of the Rugby World Cup events last year which was a mammoth task, and which has hugely raised our profile. Tanya has been tireless in her efforts to sign up new members and in organizing fantastic street parties and networking events. Both will be sorely missed but you can be assured that we still have a great board of 11 enthusiastic and dedicated members who will continue all the great work of raising the profile of Grey Lynn Businesses.

Summary of the local residential property marketing in 2011
Grey Lynn and Westmere had a storming year last year for residential property sales, both in terms of the average sale price and the average number of days to sell.

Grey Lynn
So far we know there were at least 212 residential sales in Grey Lynn last year and they comprised:
153 houses
37 apartments
11 townhouses
6 home and incomes
5 units
The average sale price was $785,443 which is up 37% on the previous year but it's the increase in sales of properties worth more than $1m that's skewing this figure. On average properties in Grey Lynn are currently selling in around 26 days. Contrary to the advice of the mainstream real estate agencies, only around 30% of properties sell successfully by auction in Grey Lynn and a standard negotiation process is still the most successful method of sale.
Westmere
Last year the number of sales in Westmere dropped slightly to 64 and were made up of:
58 houses
4 townhouses
2 units
As a result of the shortage of stock, the average sale price jumped 18% to $991,071 and on average properties in Westmere are currently selling in around 37 days. The auction process fares particularly well in this area with around 50% of properties selling under the hammer.
If you'd like to know how much your property has increased in value, contact the team at The Property Market at the top of Kelmarna Avenue. GLBA board member Antonia Baker is the business owner and her email address is antonia.baker@thepropertymarket.co.nz or you can reach her at the office on 965 3656.
